Gdje investirati u stan? Dubrovnik je najnepovoljnija lokacija

Najduži povrat investicije u stan koji bio kupljen za najam je u Hrvatskom Dubrovniku, na više od 42 godine. Naprotiv, najbrži povrat kupoprodajne cijene kupcu je iznajmljivanjem stana u Ateni u Grčkoj u ili Valenciji u Španjolskoj i to za 17 godina. Europski broker ProfitLevel usporedio je povrat investicija u stanove u usporedbi tržišne cijene i najamnine u 17 atraktivnih europskih prijestolnica i turističkih naselja.

Na visok rast cijena rezidentnih nekretnina tijekom pandemije utjecala je i promjena strukture ponude i potražnje. Jedan od ključnih faktora bila je potražnja za stanovima kao investicijom. Nije u svim atraktivnim europskim  gradovima i primorskim lokacijama ova situacija slična.

Općenito, duži povrati investicija su kod stanova u srednjoj Europi, dok će se u južnoeuropskim zemljama, uključujući otoke poput Krete ili Kanarskih otoka, investirana cijena u stan vratiti iznajmljivanjem relativno brzo. Hrvatska je iznimka

Metodologija i resursi

Podaci se temelje na podacima prikupljenim od strane Numbeo.com, koji ima preko 100 podatkovnih točaka za male gradove u posljednjih 12 mjeseci.* Podatke su sakupljnane u tijednu 10.-17.siječanja 2022. Navedene najamnine su u kategoriji jednosobnih stanova (50m2) u centru grada i po m2.

Podaci su međusobno povezani s drugim izvorima, kao što je npr. Statista.com ili analize tvrtke Deloitte*. Međutim, ovi drugi izvori navode prosječnu cijenu za cijeli grad, pa su brojke ProfitLevel stalno veće.

Korišteni tečajevi su prosječni tečajevi za 2021.g. prema Europskoj centralnoj banci.
